We are not just auctioneers. Auction Advisors and its principals are licensed and trained as brokers. At the core, our service is to effectively facilitate the process of selling properties on behalf of clients with a special (but not exclusive) focus on distressed situations. Therefore, we often are engaged to play a more conventional brokerage role. When doing so, we act as intermediaries between buyers and sellers, helping to match individuals or businesses with suitable properties and guiding them through the intricate process of a real estate or business transaction. Our services in this area overlap in some respect with our auction services, but do encompass the full range of activities designed to make the buying or selling experience smoother and more efficient.

Assignment: Brokerage of Land Development

AuctionAdvisors was engaged to broker the sale of a 9 lot subdivision in Red Hook, NY. Spanning over 34 acres, each lot is between 1.95 acs and 2.5 acs. There is an 18 acre conservation easement surrounding the property and each lot was granted deeded access to Spring LakeLocated 15 minutes from the quaint village of Red Hook and 30 minutes from Hudson. With the unique features of this subdivision in mind, we developed a targeted marketing strategy aimed at local and regional developers, highlighting the property’s potential for residential development. Our approach included an extensive outreach campaign, utilizing digital marketing platforms, networking within the real estate community, and engaging in direct marketing to identified developers who have a vested interest in expanding their portfolios in the region.

Assignment: Brokerage of SFR Portfolio

AuctionAdvisors was engaged to broker the sale of a distinguished portfolio comprising 33 single-family homes in Fayetteville, NC, primarily consisting of ranch-style residences featuring three bedrooms and two to one bath configurations. At the time of the sale, all homes were fully rented, housing a diverse group of tenants that included veterans, active military personnel, and Section 8 recipients, highlighting the property’s appeal and stability in a well-established rental market.
